The Concept

Bart House is Nrutseab's first hospitality property — a single, deliberately small residence of 82 premium rooms and suites, built around a service philosophy rather than a room count. In spirit, it sits alongside houses like Royal Mansour Marrakech: privately owned, uncompromising on craft, and designed so that scarcity of keys translates directly into depth of service.

Where Bart House differs is its anchor. Rather than a single destination, it is conceived as the physical expression of the Nrutseab ecosystem — a house that guests, partners, and residents of Nrutseab's technology, research, and venture activities can call their own, wherever in the world they are working. Each location shares one design language, one standard of service, and one reservations desk, functioning as satellites of a single house rather than a chain of hotels.

A staffing ratio of two team members for every guest is treated as a structural commitment, not a marketing figure — it shapes the architecture, the back-of-house footprint, and the recruitment and training model from day one of development.

Locations

Bart House is planned across five cities that anchor the Nrutseab ecosystem — each site selected for its proximity to Nrutseab's own operations, research partners, and portfolio companies.

Residence & Rates

A compact key count is held deliberately across every category so that the staffing ratio holds at scale, not only at the top of the house. Rates below are indicative nightly rates for the Tokyo flagship at opening.

Category Keys Occupancy Nightly Rate
Standard Rooms 55 2 pax £5,000
Suites 22 2–3 pax £8,000
